- SCREEN POTENTIAL TENANTS BY PREFORMING CREDIT, CRIMINAL, EMPLOYMENT, AND RENTAL HISTORY CHECKS THROUGH EXPERIAN & PREVIOUS LANDLORDS
- COLLECT & MAINTAIN SECURITY DEPOSIT(S)
- PREPARE LEASES, ADDENDUMS, AND ALL OTHER DOCUMENTATION
- COLLECT FIRST MONTH’S RENT
- MOVE-IN TENANTS
- COLLECT SUBSEQUENT MONTHLY RENTS THROUGH ONLINE PAYMENTS (E-CHECK, DEBIT CARDS, CREDIT CARDS), CVS PHARMACY, & THE POSTAL SERVICE
- HANDLE ALL MAINTENANCE REQUEST AND REPAIRS
- PROVIDE MONTHLY ONLINE STATEMENTS AT THE END OF EACH MONTH
- PROVIDE OWNER RENTS RECEIVED (LESS MAINTENANCE EXPENSES, COURT COSTS, & MANAGEMENT FEE) THROUGH DIRECT DEPOSIT AT THE END OF EACH MONTH
- HANDLE EVICTION PROCEEDINGS WHEN NECESSARY
- PROVIDE END OF YEAR FINANCIAL REPORTS AND 1099 TAX FORM
